Materna Information & Communications SE and TotalEnergies move into Berlin properties
HIH Invest has achieved two letting successes on the Berlin office market. With Materna Information & Communications SE and the French energy company TotalEnergies, two well-known companies have been won as new tenants for the office properties SpreeKarree in Berlin-Mitte and East Side Office in Berlin-Friedrichshain.
In the SpreeKarree at Friedrichstraße 134–136 in Berlin-Mitte, the IT service provider Materna Information & Communications SE has rented office space. The letting took place in the course of the re-letting of space that had become vacant at the end of 2025 when an existing tenant moved out. Angermann accompanied the transaction.
HIH Invest has been able to win the French energy company TotalEnergies as a new tenant for the East Side Office at Mühlenstraße 39 in Berlin-Friedrichshain. The lease was concluded for five years, and the lease is scheduled to start in spring 2027. The mediation was carried out by Colliers.

Well-connected, modern space in established locations remains in demand, as does the high quality and flexibility of the space and proximity to urban centres. The SpreeKarree is located at the Friedrichstraße S-Bahn station, in a central business district of Berlin. The ensemble, which was completed in 2004, comprises around 14,000 square metres of office and commercial space and has a representative, glazed atrium.
“With its central location between Friedrichstraße, the Spree and the government district, the SpreeKarree offers exactly the location qualities that many companies are looking for today. The lease to Materna confirms the sustainable attractiveness of the property for technology-oriented users,” says Martin Schubert.
The East Side Office is located in Berlin’s Mediaspree district and comprises a total of around 17,000 square meters of rental space. The office ensemble, which was developed in several construction phases between 2016 and 2018, is characterised by modern, flexibly usable space, generous window fronts and an attractive waterfront location directly on the Spree. The property is excellently connected to Berlin’s transport network and is one of the most sought-after office locations in Friedrichshain.
