Hines, a global real estate investor, developer and manager, can once again report a letting success for its refurbishment project “Le Coeur” on Düsseldorf’s Königsallee. The Café-Restaurant Anna Maria has rented about 80 square meters on the ground floor. This means that the mixed-use building will have its first catering tenant and around 80 percent is pre-let.
The Anna Maria am Kunstpalast, an established meeting place for museum visitors and lovers of Italian cuisine, will open a branch of Le Coeur as a bistro-café. “With our new café on Königsallee, we are consistently continuing our quality standards and creating an ideal complement to the Anna Maria in the Kunstpalast. We are very much looking forward to the start,” says Joakim Olsen, operator of Anna Maria.
“With the bistro café, Le Coeur will once again have a tenant who will contribute to the further revival of the western Kö. With its location in the green inner courtyard, the Anna Maria becomes a culinary meeting place – away from the hustle and bustle of the city but right in the center,” adds Benjamin Biehl, Senior Managing Director at Hines.
Le Coeur is being built on the site of the former Commerzbank headquarters. Between Königsallee, Benrather Straße, Breite Straße and Trinkausstraße, it connects old and new buildings with different facades and comprises a total of 47,000 square metres of office, retail and restaurant space. More than half of the existing building will be retained. Around 3,560 tonnes of CO₂ are saved in this way. The project has already been awarded a DGNB pre-certificate in platinum and Smartscore certification. Its completion is scheduled for the second half of 2026.
