Rohrer Immobilien has successfully brokered the sale of an extraordinary residential complex in Ingolstadt. The 18 listed terraced houses from the turn of the century were sold by a pension fund to a professional portfolio holder and socially responsible privatiser with a municipal background, SüdWERT Wohnungsprivatisierungsgesellschaft mbH.
The ensemble is one of the most extraordinary residential complexes in Ingolstadt. The small, listed terraced houses give the impression that time has stood still. With their compact floor plans and historic architecture, they are reminiscent of today’s Tiny Houses, but they were built more than a century earlier.
Over decades, a grown neighborhood has developed here; many residents are already living in the houses in the second generation. The new owner is pursuing the goal of gradually transferring the houses to individual sales and offering them to tenants preferentially.
“This transaction is much more than a classic real estate sale. The ensemble is a real one-of-a-kind with a special history and an extraordinary atmosphere,” says Sven Keussen, Managing Partner of Rohrer Immobilien. “It was important to us to find a buyer who not only appreciates the listed stock, but also the people, some of whom have lived there for generations. With the sale to SüdWERT, this is exactly what we have achieved.”
Keussen continues: “Historic residential ensembles of this kind are hardly to be found on the market anymore. They combine cultural heritage with long-term development potential. At the same time, this transaction shows that economic interests and social responsibility do not have to be contradictory, but can be meaningfully combined.”
