IMAXXAM acquires the “Sportquartier im Stadtwald” in Frankfurt as part of an exclusive club deal
IMAXXAM, the independent partner for the management of real estate investments, has acquired the sports quarter in the Stadtwald, formerly the “House of Sports”, in the south of Frankfurt as part of an exclusive club deal. The office property at Otto-Fleck-Schneise 6 near the football stadium consists of 3 building sections that were built in 1972, 1997 and 2002 and renovated in 2006/2008. The four-storey property is fully leased to Eintracht Frankfurt Fußball AG on a long-term basis. IMAXXAM is responsible for portfolio, asset and property management for the former administration building of the German Football Association (DFB).

With the acquisition of the sports campus, IMAXXAM is strengthening its commitment to sustainable and future-oriented investments. A certification with the BREEAM rating “Very Good” is available, with the areas of “Materials” and “Health and Well-being” being highlighted. The property has a PV system and e-charging stations.
The location in the Sachsenhausen district and in the immediate vicinity of Deutsche Bank Park is characterized by its good connections to the city center and Frankfurt Airport, which can be reached by car in less than 10 minutes. Public transport is within walking distance.
The Otto-Fleck-Schneise has established itself as an important sports location in Hesse. Numerous clubs, associations and institutions – including the Hessian Sports Confederation and the Olympic Sports Confederation – are based here and have a lasting impact on the environment. At the same time, the location benefits from continuous development: With Eintracht Frankfurt’s ProfiCamp, a modern training center was built in 2021, and Deutsche Bank Park was comprehensively modernized in 2023. In the future, the area will be further strengthened by the construction of a new multifunctional arena. As a result, the surrounding area is increasingly developing into an attractive future location in Frankfurt with a clear focus on sports, events and entertainment.
