Jack Wolfskin becomes an anchor tenant of around 6,000 square metres in WÖHR + BAUER’s MERGENTHALER

Shortly after the showroom opened in July 2025, the family-run real estate company WÖHR + BAUER leased approx. 6,000 sqm of office space in the revitalised MERGENTHALER to the outdoor expert Jack Wolfskin. The international brand for outdoor clothing will relocate its German headquarters from Idstein to Eschborn and rent the ground floor as well as the 1st to 3rd floors in the future. This means that around 56% of the available approx. 10,600 sqm of office rental space has been allocated. The international real estate consultancy CBRE acted as an intermediary.

The MERGENTHALER was comprehensively and sustainably revitalised by WÖHR + BAUER after approx. 10 years of vacancy. Through the intelligent reuse of existing shell building fabric in conjunction with a clever extension and the integration of state-of-the-art technology, WÖHR + BAUER has created one of the most attractive and resource-saving office buildings at the location, which even exceeds the new construction standard. For example, the MERGENTHALER has a final energy requirement that is approx. 68% lower than a comparable new building and can be supplied with heating and cooling energy completely fossil-free thanks to the use of geothermal energy and efficient heat pump technology, a photovoltaic system and the purchase of green electricity. Thanks to digitally networked sensor technology, the MERGENTHALER only consumes as much energy as is required for use. It has been awarded the WiredScore “Platinum” certificate and LEED “Platinum”, and verification of the EU taxonomy via the DGNB is being sought. Tenants can use an app to manage access authorizations, retrieve their consumption data and book meeting rooms or parking spaces, for example, as well as control the temperature.

In addition to the fashion houses, Jack Wolfskin strengthens our fashion and textile industry. This shows that our active location policy is paying off just as much as the excellent work of the real estate developers who are making the building stock fit for the future here in Eschborn. The MERGENTHALER is absolutely exemplary for the correct handling of real estate portfolios that are no longer up to date.”

The MERGENTHALER offers modern office space from 240 square metres, which is characterised by flexible and efficient floor plans. Whether individual offices, combined offices or open-space solutions – individual tenants’ wishes can be implemented without any problems. A highlight is the Skygarden with over 1,000 square meters of roof terrace, the ideal space for outdoor work, creative meetings and relaxed sundowners.
