Listed property to be comprehensively modernised
The software company JetBrains will be the sole tenant in the Rufhaus in Munich’s Tucherpark. In the listed property with the address Am Tucherpark 12, the company will occupy an area of around 21,500 m² after a comprehensive revitalization. JetBrains currently occupies an office space of 14,000 m² at Christoph-Rapparini-Bogen 23 in the district of Neuhausen-Nymphenburg.
The owner of the newly rented property is a joint venture between the investment company Commerz Real and Hines, a globally active real estate investment manager. Together, they acquired Tucherpark in 2019, consisting of a total of ten buildings with around 148,000 m² of rental space, with the aim of densification and modernisation.
The JetBrains deal is the first major office lease in the quarter, which is marketed under the name “Tucherpark im Eisbachviertel”. The property is expected to be handed over to the tenant for space expansion in 2027. JLL advised the tenant on the search for space and brokered the deal. KVL Projektentwicklung Plus GmbH acted as the client’s representative for JetBrains.
The building was completed in 1970 according to the plans of the architect Sep Ruf. The original name of the property was “Technical Center”. Characteristic of the building and the entire office ensemble is the transparent, lightweight construction, in which the buildings are to harmonize with the surrounding nature of the English Garden.
