ABG Real Estate Group and bema group have agreed with Leonardo Hotels to take over and continue to operate the Düsseldorf hotel on Toulouser Allee in the long term. In the future, it will be managed by Leonardo Hotels under the name “Leonardo Smart Hotel Düsseldorf”. The property has 250 rooms and belongs to the “Leonardo Smart” brand, which celebrated its premiere at Vienna Airport in June 2026.
Leonardo Smart’s innovative concept focuses on digital services, self-check-in and self-service, which enable guests to stay easily and independently. At the same time, classic hotel offers and personal service will be retained. They will be supplemented by flexibly usable communal and work areas as well as round-the-clock catering offers.
Completed in 2022, the former H2 Hotel comprises nine floors, two of which are basement floors with underground parking. It is certified “Very Good” with BREEAM. The property is located in Le Quartier Central, an urban quarter built on the site of the former Düsseldorf-Derendorf freight station that combines living and working with shopping and leisure facilities.

Marno Matthäs, Managing Partner of the bema group, adds: “Together with the ABG Real Estate Group, we designed the building from the outset in such a way that it can respond to changing requirements for hotel properties. The successful new lease shows that the property also meets changed operator and concept requirements and thus offers good conditions for long-term hotel use.”
The Leonardo Smart Hotel Düsseldorf is located about two kilometres northeast of Düsseldorf’s city centre. The nearby Wehrhahn S-Bahn and U-Bahn station provides quick connections to the main train station, the airport and the old town.
The bema group and the ABG Real Estate Group have been working in partnership on real estate projects in North Rhine-Westphalia for many years. The joint developments include the “Silicon”, the “Smart Office” and the “Trigon” in Düsseldorf as well as the “Green Campus” in Cologne.
