Klein-Berßen: New NETTO store combines local supply with sustainable construction

With the opening of the new NETTO store, the Regensburg-based investor and project developer RATISBONA Handelsimmobilien has completed a food market that not only covers daily needs, but also sends a strong signal for sustainable construction. The store in the Lower Saxony municipality of Klein-Berßen offers a sales area of around 800 m² and a rental area of approx. 1,110 m². A total of 62 parking spaces, including four charging points for e-cars, ensure a convenient and customer-friendly parking situation that makes shopping pleasant.

On a site area of around 6,000 m², a building was built that sets new standards in several respects. The construction method is based on a consistently sustainable concept: the RATISBONA. ECO. CONSTRUCTION. Timber stud and solid wood walls form the basis, complemented by a high-quality exposed wood look in the interior. The insulation is made with cellulose, a recyclable natural material that is used in the walls and is reusable according to the cradle-to-cradle principle.

The building’s technical equipment also meets the demand for energy efficiency and environmental awareness: an air-source heat pump provides climate-friendly heating, while a photovoltaic system with battery storage on the roof contributes to the company’s own power supply. The building meets the BEG 40 efficiency house standard and is therefore ideally equipped for a resource-saving future.

The outdoor areas around the new market were also designed with ecological quality and biodiversity in mind. Native tree species, a species-rich wildflower meadow and insect-friendly perennials create a near-natural environment that is not only visually convincing, but also functionally contributes to the promotion of local ecosystems. The green concept is complemented by its habitat zones and nesting aids for wild bees, which give the site an additional ecological value.

“Our goal was not just to provide the people of Klein-Berßen with a supermarket, but to create a place that fits into the community and at the same time shows what responsible construction can look like today. If a building not only works, but also has an ecological effect and is convincing in terms of design, something is created that goes beyond its pure purpose. That was exactly what we wanted for this project,” says Lars Piereck, Head of Project Acquisition at RATISBONA Handelsimmobilien.

The new store is conveniently located at Sögeler Straße 12 D and is easily accessible both by car and on foot. The central location within the municipality ensures short distances and optimal connections for the residents. This makes the NETTO market not only a place for daily shopping, but also an integrative part of local life – sustainably built, sensibly located and future-oriented.
