Königstadt sets an example for investment, supply and housing construction in challenging times with a residential and health centre

With the laying of the foundation stone for the MOANOVA residential and health centre in Berlin-Moabit on 25 June, Königstadt Gesellschaft für Grundstücke und Industrie mbH is sending a strong signal for sustainable investments, modern healthcare and urgently needed housing in Berlin in challenging times for the real estate industry.

The MOANOVA building ensemble at Turmstraße 31, corner of Wilhelmshavener Straße, is being built on the basis of the winning design by the Berlin architectural firm ALAS Alarcon Linde Architects, which emerged from a realisation competition at the beginning of 2024. In the future, it will include a modern medical center with eleven practices, a pharmacy and a medical supply store, as well as a residential building with a total of 19 apartments and two commercial units. In addition, four shared apartments for student housing with a total of 20 units will be built on two floors. A green inner courtyard of around 1,000 square metres forms the heart of the project and creates a relaxing outdoor area for residents and users of the health location.

Heike Lemiss, Managing Director Königstadt: “After submitting the building application in November 2024, the building permit was finally granted in February of this year. Since then, important milestones have been successfully implemented.” These include the relocation of district heating and power lines in cooperation with the utility companies, the gutting and renovation of the existing building as well as the technically demanding bored pile foundation in the immediate vicinity of the BVG underground tunnel. With the award of the contract to the general contractor Falkowski and the handover of the construction site on 1 June 2026, the way is now clear for the building construction work. The planned construction period is around 20 months.

“With MOANOVA, we are creating exactly the kind of project that our cities need today. The building ensemble represents a combination of modern health care, urgently needed living space and a high quality of stay,” Heike Lemiss explains. “The fact that we are realizing this project right now is by no means a matter of course. We are all the more pleased to be able to send a positive signal for Berlin and also for Germany as a real estate location with the laying of the foundation stone. MOANOVA stands for long-term thinking, reliability and the conviction that good urban development is possible even in challenging times.”

The Königstadt has been an owner and manager of real estate in and around Berlin for several generations and is a subsidiary of the Fred & Carla Lottberg Foundation, whose purpose is to “grant grants to spastically paralyzed children who are economically needy in order to enable them to receive treatment and education. The foundation serves exclusively and directly charitable purposes.” At the same time, the MOANOVA ties in with the history of the site. The existing building at Turmstraße 31 was built in 1963 by Fred and Carla Lottberg according to a design by Schwebes and Schoszberger Architekten. The ALAS design envisages its careful further development as well as the addition of contemporary new buildings, thus combining the preservation of existing buildings, sustainability and modern architecture. Completion of the overall project is scheduled for the beginning of 2028.
