Leipzig’s logistics property market shows the first signs of recovery

Following a prolonged period of weakness, the logistics property market in Leipzig is showing signs of a slight recovery. In the first nine months of 2026, take-up totalled around 180,400 square metres, just two per cent below the previous year’s level. Whilst demand is being driven in particular by logistics service providers and companies in the production and manufacturing sectors, economic uncertainties continue to delay numerous leasing decisions.

The continuing high supply of space is limiting rent growth. The prime rent remained at 5.90 euros per square metre, whilst the average rent, at 5.50 euros, was slightly above the previous year’s level. As no further property developments are planned for 2027, Colliers anticipates stronger rent growth in the medium term. Activity on the investment market, however, remained subdued: no transactions were recorded in the first nine months.
