The family-run real estate company WÖHR + BAUER is leasing around 1,000 sqm of office space in the east section of the FALCKENBERG ENSEMBLE on Hildegardstrasse and Hochbrückenstrasse to LGT Bank AG from Liechtenstein on a long-term basis. The private bank is relocating its Munich branch, its headquarters in Germany, to the new ensemble in Munich's old town. The letting was brokered by Cushman & Wakefield. This means that the office space of the FALCKENBERG ENSEMBLE has already been fully let one year before completion is scheduled for 2027.
The ensemble developed by WÖHR + BAUER consists of two townhouses and combines high-quality office, residential, gastronomy and retail space with a sustainable urban upgrading of the quarter. New pathways and attractive recreational areas will create a lively inner-city environment with a high quality of stay.
The two seven- and five-storey townhouses comprise around 14,200 square metres of floor space with outdoor areas in the immediate vicinity of Maximilianstraße. Other office tenants in the property are the international law firm Milbank LLP and the international personnel consultancy Russell Reynolds Associates.
"Our FALCKENBERG ENSEMBLE combines an irretrievable location in the heart of Munich with first-class, modern office space," explains Oliver Vogt, Managing Director of WÖHR + BAUER GmbH. "We are very pleased to have won LGT Bank AG as another renowned tenant and to have fully let the office space well before completion."
Location for private banking in a central city centre location
LGT is a leading international private bank owned by the Princely Family of Liechtenstein. It offers private investors comprehensive investment solutions and specialises in the management of family assets and entrepreneurs. The location in the Munich economic region ensures that LGT can personally serve its customers in the German market in all important regions.
"In addition to the central location in Munich's city centre, the quality of the space, the sustainable design and the long-term perspective of the project were decisive for our location decision. The FALCKENBERG ENSEMBLE offers us a high-quality environment for the professional support of our clients and is at the same time an attractive place to work for our employees," explains Dr. Florian Dürselen, Head Private Banking at LGT Bank AG.
Aspects such as long-term quality of use and sustainability, which played an important role for the private bank in the selection of properties, are confirmed by the LEED Gold certification sought for the FALCKENBERG ENSEMBLE; the building's high level of digital connectivity has already been awarded WiredScore "Platinum".
Historic City Repair
The FALCKENBERG ENSEMBLE is an important building block for the high-quality development of Munich's city centre. The project exemplifies the combination of modern urban development, architectural quality and sustainable district development.
In the new development, WÖHR + BAUER has considered the design of the entire quarter in Graggenau with the neighboring streets and squares from the very beginning. This creates a new passage between the two townhouses, which ends at the southern end in a traffic-calmed square with a green area. The historical connection between Maximilianstraße and the Tal road, which was thus restored, is considered a successful urban repair.
The mixed-use townhouses were designed in close cooperation between the architects from Hild and K and the landscape architects from Uniola GmbH. With a modern interpretation of a timelessly classic design language, the architecture deliberately blends into the historic structure of Munich's old town and at the same time interprets it in a contemporary way. High-quality materials, generous and flexible space concepts as well as striking façade details create a future-oriented working and living environment.
