The real estate developer Livory has successfully laid the foundation stone for its residential construction project at Schonensche Straße 27-28 in Berlin’s Pankow district, thus reaching an important milestone. A total of 140 modern rental apartments are being built on the approximately 2,600 m2 site. Completion is scheduled for the second quarter of 2028.
After the dismantling of the workshop building previously located on the site and the construction of the excavation pit, the building construction phase is now beginning. Livory is developing the former commercial site into a modern residential ensemble and thus creating urgently needed new rental apartments in a mature Berlin district.
Cornelius Bechtler, District Councillor for Urban Development and Citizen Services in the Pankow District Office, Justin Schrobsdorff, CEO of Schrobsdorff Bau AG, and other project participants were also on site for the laying of the foundation stone.
“Berlin urgently needs more private investment in the housing market: On an area previously used commercially, the Livory Group is creating 140 new apartments in Schönensche Straße with a special focus on sustainability. I very much welcome the fact that the construction project is being built in timber hybrid construction with a completely fossil-free heat supply with air heat pumps and PV system, extensive green roof areas and complete rainwater infiltration. This summer’s heat waves show all too clearly how important comprehensive climate protection and thus sustainable construction is,” says Cornelius Bechtler, District Councillor for Urban Development and Citizen Services in the Pankow District Office.

The project comprises around 7,250 m2 of living space. A seven-storey front building including a ground floor and an additional three-storey garden house are planned. The range of apartments ranges from compact one-room apartments for singles to three-room apartments for couples and young families. The units have an average size of around 50 m2. About 75 percent of the supply is accounted for by efficiently designed two-room apartments. Balconies and terraces, partially green facades and spacious garden areas are intended to create a high quality of stay. The project thus combines efficient use of space with attractive private and communal outdoor areas.
The buildings will be constructed to the Efficiency House 40 standard. In addition, certification according to DGNB Gold is being sought. The planning also takes into account the requirements of the EU taxonomy in the area of climate adaptation. The heat supply is completely fossil-free via air heat pumps. In addition, photovoltaic systems, green roofs and a decentralised ventilation system with heat recovery are planned. Rainwater is used via a retention system to irrigate the garden areas, among other things. Hybrid exterior walls also contribute to a resource-saving and energy-efficient building envelope.
The project is being built in a mature residential district in the district of Pankow in the immediate vicinity of Prenzlauer Berg. Shopping facilities, restaurants and medical care facilities are located in the immediate vicinity.
The connection to public transport is also very good: the tram stop Stahlheimer Straße/Wisbyer Straße, the underground station Vinetastraße and the S-Bahn and U-Bahn station Schönhauser Allee can be reached in a few minutes. There are also good connections to Berlin’s city centre and the surrounding area via the federal highways 96a and 109 as well as the A114.
