The real estate developer Livory has received the building permit for a residential construction project at Lückstraße 31 in Berlin-Lichtenberg. Four buildings with a total of 124 residential units and a café on the ground floor of the front building are being built on the property.
With this project, Livory is contributing to the creation of urgently needed living space in Berlin and showing how high-quality, sustainable and at the same time efficient urban development can be implemented in an urban context. The construction and service company Goldbeck, which operates throughout Europe, was involved in the project as a partner and general contractor at an early stage. The preparatory construction measures have already begun. Occupancy is scheduled for the first quarter of 2028.
The structural concept combines a conventionally built front building with three rear buildings in serial construction. This combination is the result of the project-specific framework conditions: The rectangular plot layout is particularly suitable for the serial realisation of the rear buildings. This creates a good balance of high construction quality, efficient implementation and planning, cost and schedule reliability. Both construction methods meet high sustainability and quality standards.
The living space is about 4,800 m², supplemented by around 70 m² for the planned café use. Almost every apartment has a private outdoor area in the form of a balcony, terrace or roof terrace. The outdoor facilities are also designed for a high quality of stay. Among other things, playground areas and communal recreation areas for the future residents are planned.
The project relies on an energy and heat concept with heat pumps. An ETICS façade, durable materials and low-maintenance construction help to make building operations efficient and keep operating costs low for residents.
Another differentiating feature is the Livory equipment standard. It combines high-quality, durable materials with living comfort and sustainability. These include floor-to-ceiling windows for plenty of daylight and a high quality of living, external sun protection to support energy efficiency, underfloor heating in conjunction with heat pumps and high-quality sanitary equipment with towel warmers and rain showers.

The property is located in the Berlin district of Rummelsburg in the district of Lichtenberg and has very good public transport connections. The nearby Nöldnerplatz S-Bahn station and several bus lines ensure quick accessibility. At the same time, the surrounding area with local suppliers, schools, daycare centers and the nearby Rummelsburg Lake offers an attractive residential area with high recreational value.
