Montano Real Estate GmbH (“Montano”, www.montano.eu), a highly specialised partner for investments in commercial real estate, has acquired the “Am Brill” property in Bremen’s city centre for an institutional investor as part of a new individual mandate. Montano is responsible for both the investment and asset management of the portfolio to be built up over the holding period.
The property with the address Am Brill 2–4 in Bremen is located in a prominent city centre location and is used for training, event and seminar purposes. The property with over 5,000 m² of rental space is fully leased to Bremen University of Applied Sciences on a long-term basis, so that the investment is characterized by a stable and predictable cash flow, secured by a public user with a strong credit rating.
“The Am Brill property exemplifies our long-term and operational approach to individual mandates: it is not about short-term value levers, but about stable, predictable returns. These are based on long-term tenancies with public users with high credit ratings. Tenants loyal to the location in strategically important inner-city locations secure sustainable investment goals,” says Ramin Rabeian, founder and managing partner of Montano.
The acquisition also marks the start of a long-term cooperation within the framework of a new individual mandate. For example, Montano was commissioned by a German pension fund to build a diversified portfolio with a long-term investment horizon in the area of social infrastructure.
“Individual mandates require entrepreneurial thinking, excellent market knowledge and operational proximity to the property – and this is exactly where our strength lies. The acquisition of the Am Brill property marks the start of the development of a long-term portfolio that is to be developed rapidly. Further acquisitions are already in the pipeline, and at the same time we are actively looking for suitable properties,” adds Sebastian Schöberl, also founder and managing partner of Montano.
