Aroundtown, one of Europe's largest real estate companies, successfully converted the former office building Coolse Poort at Coolsingel 139 in Rotterdam partially into serviced apartments. As part of a comprehensive redevelopment, the property was fully renovated and technically upgraded, ensuring it meets modern user expectations and supports a long-term value creation strategy. New long-term leases totaling approximately 16,800 sqm have been signed with several new tenants, including Numa, Workspot and SportCity.
Numa has moved in already and started operating 240 modern serviced apartments with kitchenettes covering 8,500 sqm, adding high-quality hospitality facilities to the building. Workspot is leasing 4,100 sqm for their business and congress center, and SportCity is offering modern fitness and health facilities covering around 2,300 sqm. The leasing successes underscore the ongoing revitalization of this prime city center property: with its diverse tenant-mix of hospitality, office, fitness and retail, Coolse Poort is being consistently developed into a modern mixed-use location that will sustainably revitalize the building and generate additional footfall for the city center.
"The successful transformation of Coolse Poort from a mono-use pure office asset into a futureproof mixed-use development demonstrates how we unlock new demand and strengthen our locations for the long term. Mixed-use offers significant potential – as it captures different demand drivers – and we will increasingly take this path across our portfolio. With Numa, we have secured a strong and reliable partner who is already creating clear value in several of our properties. The long-term leases covering around 16,800 square meters underline our ambition not only to revitalize assets, but to rethink them – with flexibility, resilience and user needs at the core," says Barak Bar-Hen, CEO Aroundtown.
Situated prominently at the intersection of Blaak and Coolsingel – Rotterdam’s most iconic and historic boulevard in the heart of the city – the building offers bright, modern spaces with 360-degree views across the entire city. Coolse Poort comprises a total of around 28,000 sqm. The metro station Beurs is directly opposite the main entrance and ensures excellent public transport connections. The striking architecture makes the building an urban landmark. Amenities such as the new sky lounge, high quality entrance areas, flexible meeting center, roof terraces and parking facilities further enhance the building’s appeal and support a wide range of user needs. Retail space on the ground floor and flexible, modern office space on the upper floors offer ideal conditions for a variety of uses in this dynamic micro-location.
The renovation of Coolse Poort has significantly improved the building’s sustainability performance. High sustainability standards guided all investments, including heat pumps, advanced air handling units, LED lighting, and electric boilers. These upgrades have led to a major improvement in the energy label, delivering Paris-Proof office, retail, and sports spaces. The BREEAM framework was applied to ensure optimal user comfort and experience, alongside best-in-class performance in energy efficiency, water management, and waste reduction. Coolse Poort is expected to achieve BREEAM Excellent certification by the end of 2026.
The leasing success underscores the strong demand for high-quality space in central city locations and confirms Aroundtown's strategy of achieving long-term value appreciation through active asset management and sustainable concepts. The leasing team for Coolse Poort consists of JLL, CBRE and De Mik Real Estate Partners. SportyCity was advised by Marlbe Real Estate, while Intermax was represented by Solved.
