A joint venture between Deutsche Erbbau GmbH and Blackster Real Estate GmbH is planning the development of around 60 residential units in Munich's 19th district of Thalkirchen-Obersendling. For this purpose, a long-term heritable building right contract was concluded with the Evangelical Lutheran parish of Passionskirche in Munich as the property owner.
Subject to the building permit, the completion of the residential complex is scheduled for 2028.
The planned conversion of the property, which has so far served as a parish office and parish apartment, for residential purposes is a successful example of the sustainable transformation of church areas. The property in Kleinstraße is only a few steps away from the Isar and at the same time impresses with its lively, urban environment with the best public transport connections and all utilities right around the corner.
"The heritable building right contract that has been concluded is an example of modern heritable building rights and shows how the transformation of church land can succeed in partnership in an attractive way for heritable building right providers and heritable building right holders alike," says Jonas Merk, Managing Partner of Deutsche Erbbau.
"With our project, we not only want to create urgently needed and contemporary living space in a very good Munich location, but also another architectural building block in Kleinstraße for the further development of this urban district," adds Kai-Uwe Ludwig, Managing Partner of Blackster Real Estate.
"With the conclusion of the heritable building right contract, we are ensuring that the property is used sustainably in line with our church mission and at the same time urgently needed living space is created for the city," says Claus-Philipp Zahn, pastor of the Evangelical Lutheran Passion Church.
