Art-Invest Real Estate has acquired the listed building ensemble of Deutsche Bank at Alter Wall 37–53 / Adolphsplatz 7 / Mönkedamm 2 in Hamburg's city centre. Deutsche Bank, which has been using the building for over 140 years, will remain connected to the location in a prime downtown location between the City Hall, the Chamber of Commerce, Neuer Wall and the Nikolaiquartier. Art-Invest Real Estate will revitalize the building in the period 2028 to 2031 and then make it available to Deutsche Bank as a tenant again.
With the planned comprehensive and heritage-compliant revitalization, the building is to be adapted to the requirements of modern working environments. The central element of the development is the creation of an open, covered atrium that respects the historic structures and at the same time allows for light-flooded work areas. The utilisation concept is complemented by a generously created roof terrace, a high-quality, customer-oriented branch of Deutsche Bank on the ground floor at Adolphsplatz and a publicly accessible café on Alten Wall, which contributes to the revitalisation of public space and further strengthens Alte Wall as an urban place to spend time.
After completion of the planned revitalisation, the building will comprise a total of around 16,450 m² of rental space. In addition to the branch space, Deutsche Bank will lease a large part of this office space on a long-term basis, so that the property already has a pre-letting rate of around 75 percent after completion of the development.
Deutsche Bank is relying on the expertise of Art-Invest Real Estate for the further development and long-term security of its Hamburg office at Adolphsplatz. The group of companies is active as a long-term investor, project developer and asset manager and has played a key role in shaping the development of the Quartier am Alten Wall with its projects. Deutsche Bank and Art-Invest Real Estate have already successfully implemented joint projects in the past with the development of the Deutsche Bank campuses at Bundeskanzlerplatz in Bonn and Otto-Suhr-Allee in Berlin. With the repositioning of the bank building on Adolphsplatz, this trusting partnership is now being continued in Hamburg.
Martin Tuens, Deputy Head of Global Real Estate at Deutsche Bank: "Deutsche Bank on Adolphsplatz, which is steeped in tradition, is one of our most prominent locations. In cooperation with Art-Invest Real Estate, we are creating an attractive working environment for our employees and a state-of-the-art branch for our customers. With this investment in the heart of the city, Deutsche Bank is making a very clear commitment to Hamburg and the metropolitan region."
Martin Wolfrat, Managing Director in Hamburg at Art-Invest Real Estate, emphasizes: "We are pleased that Deutsche Bank has trusted us with the further development of this traditional and listed building and that we have been able to acquire an attractive building in a prime location for our investors. With the revitalization, we are creating modern and contemporary office and recreational space and will thus enable Deutsche Bank to have a strong presence with prospects in the long term. The Old Wall has been a project close to our hearts since 2014 and we are proud to be able to consistently drive forward the development of this special quarter and to be able to lead a historically significant location in the immediate vicinity of the town hall into the future."
