Becken, a specialist in project development, revitalisation, asset and investment management of commercial and residential properties, is planning the development of a new residential construction project in Hamburg's City Nord district of Winterhude. On an area previously used as a parking lot at Überseering 40, a residential building with a height of around 60 meters for up to 180 rental apartments is to be built. According to current plans, 35 percent of the apartments are to be built in the publicly subsidized rental segment. The ground floor is intended to be used by a non-profit education and support project for gifted children and young people. The existing above-ground car park will be dismantled – high-quality outdoor facilities are to be created here that will be integrated into the outdoor facilities concept of City Nord.
An international architectural competition has created the basis for the development. The first prize was won by the London office of Caruso St. John Architects, which is also responsible for the further design planning of the residential tower. With the preparation of a project-related development plan, the planning legal prerequisites for the realisation of the residential tower are now to be created. The development plan procedure was initiated by the responsible district office. Further urban development will be closely coordinated with the authorities.
Jens Hogekamp, Managing Director of Becken Development, says: "The use of the property directly next to the future U5 station for residential construction is 100 percent in line with the housing policy objective of leveraging inner-city housing potential. The realisation of the residential high-rise supports the goals of the City of Hamburg and the Hamburg Nord district of creating needs-based living space in well-developed inner-city locations."
Sandra Meyer, Head of Housing at Becken Development, says: "By dismantling the above-ground parking area and creating green open spaces, the project contributes to the urban realignment of the district, which is increasingly geared towards residential use and urban life." Meyer adds: "The design by the architectural firm Caruso St. John fits perfectly into the structure of City Nord and drives the transformation into an urban urban district."
Hamburg's City Nord was originally planned in the 1960s as an office city with a strong focus on car traffic and separation of functions, nestled between Stadtpark, Alsterdorf and Winterhude. With the ongoing construction of the new U-Bahn line 5, a stop will be built directly on the Überseering, which will connect City Nord to the city's rapid transit network in the future and significantly enhance the location for both employees and residents. City Nord has been undergoing a transformation into an urban district for years, not only due to the construction of the new underground line, but also due to several development projects.
