The Real Estate Investment Management of Hauck Aufhäuser Lampe Privatbank (HAL REIM) has acquired an outpatient medical and health centre in Landshut, Bavaria, from a real estate company from the region for the real estate special fund HAL Soziale Infrastruktur Deutschland II. The total lettable area comprises 3,118 square metres. The property will be handed over fully let and the WAULT is 4.2 years. The tenants of the medical and health centre consist mainly of doctors and service providers from the health-related sector. These include practices for neurology, radiology, maxillofacial surgery, neurosurgery and oncology. The offer is supplemented by a wound outpatient clinic, a medical supply store, a cancer counselling centre and a dental laboratory. Outpatient intensive care is housed on the ground floor. This makes the property an excellent fit for the investment profile of the new fund.
"With the medical and health center in Landshut, we are acquiring the second asset for the special real estate fund HAL Social Infrastructure Germany II, which was launched in mid-2025," says Patrick Brinker, Head of Real Estate Investment Management at Hauck Aufhäuser Lampe. "In November 2025, shortly after the first closing in the amount of 30 million euros, we were able to announce the purchase of a medical and health center near Siegen. Around 50 percent of the capital from the first closing has thus already been invested. Thanks to our well-filled property pipeline, we are in a position to expand the portfolio quickly through further acquisitions and will be able to announce another acquisition shortly."
The property, which was built in 2012, is located in the immediate vicinity of the Landshut Clinic. "The proximity to the clinic also has synergy effects for the medical and health center. For example, the clinic's own MVZ with some medical specialties is located in the medical and health center. The expansion of new ward blocks on the hospital grounds and the merger of the Landshut Clinic with the LAKUMED Clinics to form the third largest hospital group in Bavaria will offer the medical and health center further opportunities to dovetail outpatient and inpatient care on site," says Felix Rotaru, Director Healthcare at HAL REIM.
The property is in very good condition, the façade was renovated in November 2025. The medical and health centre has an underground car park, an elevator system for transporting beds and a PV system on the roof. "Many tenants have been living in the property since completion and have recently made their own high investments in technical equipment and rental space. This speaks for a high level of tenant satisfaction and continued loyalty to the location," adds Rotaru.
The HAL Social Infrastructure Germany II is an equity fund that enables banks and insurance companies in particular to improve their capital adequacy. Banks (CRR III regulations) and insurance companies (Solvency II) can thus improve their return on equity for this fund. For all other institutional investors, the advantage is that the fund does not take any credit risks. The fund is aiming for a target volume of EUR 150 to 250 million and a dividend yield (CoC) of more than 4.75% p.a. It invests primarily in core and core+ properties in outpatient healthcare.
