Actors remain in sampling mode
According to Savills, around 2.1 billion euros were turned over in the Berlin real estate investment market in the 1st half of 2026. Compared to the same period last year, this corresponds to a decrease of 6%. Compared to the 10-year average, sales were even 55% lower. In the last twelve months, Savills has registered just under 90 transactions, which is an increase of a quarter compared to the previous year. At the end of June, the prime yield for offices was 4.5% and for commercial buildings 4.4%. This means that both prime yields are unchanged from the previous quarter and unchanged from the previous year's figure.
Prof. Dr. Tayfun Erbil, Director Investment at Savills in Berlin, comments on the market as follows: "The Berlin investment market remains in scanning mode. Numerous properties from different locations and risk classes are currently being marketed, and most of them are also attracting interested buyers. Nevertheless, deals remain rare because bidders calculate very conservatively and many bids end up well below the owners' asking prices. In addition, capital is still scarce. Since investors are not expected to act more aggressively in the current environment, the further development of the market will depend above all on how strong the will of the owners is to actually sell their candidates for sale."
With a transaction volume of EUR 2.15 billion, residential real estate* has contributed the most to investment turnover in the last twelve months, followed by office properties (approx. EUR 1.17 billion) and retail properties (approx. EUR 0.67 billion).
