Urban Campus No. 1 gains new office and hotel tenants
Union Investment and Investa conclude lease agreements for around 46,500 m2 for special funds
The special real estate fund Urban Campus No. 1 of Union Investment and Investa Capital Management, which invests in mixed-use campus areas, successfully let in the first three quarters of 2026. For the properties, known under the brand name "The Plant", 29 new and subsequent lettings were realised over an area of around 46,500 m2. The letting performance comprises around 20 per cent of the fund's total area. This means that annual rental income of around EUR 8.0 million has been secured for the fund. The fund, which was launched in 2016, currently holds eight campus properties in Germany. "We are pleased with the strong demand for space in all our campus properties, which confirms the fund concept and underlines the high quality of our local portfolio and letting management," says Georg-Christian Rueb, fund manager at Union Investment.
New office tenants and contract extensions in Bochum, Mannheim and Fürth
New tenants in The Plant Bochum are Trafineo, one of Europe's leading providers of toll and vehicle-related services, and Schufa, with whom leases for 1,100 m2 and 1,550 m2 respectively have been concluded.
With the leasing of an expansion area to the existing tenant Internationaler Bund e.V. (IB), which is now represented with 6,000 m2 in The Plant Mannheim, the high-tech park is fully let.
In The Plant Fürth, the existing lease agreement for 14,300 m2 with a public corporation was also extended for a further five years.
New hotel operator at The Plant Dortmund
Most recently, Leonardo Hotels was found as a new operator for the hotel, which was previously run as a Steigenberger Hotel, in The Plant Dortmund and a long-term lease agreement was concluded. "Leonardo Hotels is an internationally established and professionally positioned hotel operator with a strong presence in the German and European hotel market. With him, we are gaining a strong partner for our campus location in a prime location near the trade fair and Signal Iduna Park," says Julia Cuibus, Director Portfolio Management at Investa Capital Management. A joint investment program has been agreed with the operator, which will further strengthen and sustainably secure the attractiveness and competitiveness of the hotel.
