OFB Projektentwicklung GmbH has acquired a plot of land measuring around 7,100 square metres at Holzmarktstraße 36-42 in Berlin’s Friedrichshain-Kreuzberg district. The site is located in the immediate vicinity of the Ostbahnhof and the Spree – in the middle of the dynamic environment of the Mediaspree. Previously, there was a gas station on the property for many years, which has since been dismantled. The soil remediation has been completed. The seller of the site is the HERECON Group. The parties have agreed not to disclose the purchase price.
On the site, OFB intends to develop a sustainable, mixed-use quarter with around 35,000 square metres of gross floor area above ground. The quarter is intended to closely combine the areas of working, living, shopping and social exchange and to create an urban environment with a high quality of stay.
The plans are based on designs by TCHOBAN VOSS Architekten Berlin and are subject to official approval. A positive preliminary building permit has already been issued and was obtained by HERECON in cooperation with TCHOBAN VOSS. Construction is scheduled to start in the course of 2026.
The surroundings of the Holzmarkt site are characterised by a heterogeneous development of existing buildings and new buildings with office, commercial, hotel and residential use. In the immediate vicinity are the cultural and event venue Holzmarkt 25, the East Side Gallery and the dynamically developing area around the Ostbahnhof. This part of Friedrichshain-Kreuzberg is considered one of the capital’s forward-looking locations with its optimal public transport connections and the growing proportion of modern architecture.
