OSMAB Holding AG and ALCARO Invest GmbH have completed their joint logistics project, Log Plaza Colonia 3, in Cologne-Porz as planned and handed over the premises to the logistics service provider DACHSER on schedule. The internationally active company will in future employ up to 60 staff at the site and utilise around 23,000 square metres of warehouse space for its contract logistics operations.
On the site, measuring approximately 59,200 square metres, at Rudolf-Diesel-Straße 8 in Cologne-Porz, a modern logistics centre with a total usable floor area of around 33,000 square metres has been under construction since work began in September 2025. The property comprises four rental units with a total of around 29,900 square metres of warehouse space, as well as ancillary office and staff facilities. The site’s infrastructure comprises 110 car parking spaces, six lorry parking spaces and 65 bicycle parking spaces, and is designed to meet the requirements of a modern logistics operation. As the main contractor, BREMER West GmbH & Co. KG was responsible for the project’s implementation.
“Particularly in a market with very limited space, such as Cologne, it is essential to further develop existing commercial sites to a high standard. With Log Plaza Colonia 3, we are creating modern logistics space at an established location and combining commercial use with high sustainability standards. The handover to DACHSER, which went according to plan, shows that this approach also works in practice,” says Anton Mertens, Member of the Executive Board of OSMAB Holding AG.
“With these new premises, we are laying the foundations to further develop our contract logistics services at our Cologne site in a targeted manner. The additional capacity, located in the immediate vicinity of our existing branch, enables short transport distances, efficient processes and tailor-made solutions for our customers. In doing so, we are strengthening the Cologne site in the long term whilst also creating modern working conditions for our staff,” says Jörg Jonas, General Manager of European Logistics at Dachser Cologne.
“The development of modern logistics properties is no longer simply about providing warehouse space. It is crucial to consider the user’s requirements, an efficient building design and a sustainable energy supply at an early stage. In the case of Log Plaza Colonia 3, we have succeeded in integrating these aspects into the project development right from the start and, together with DACHSER, translating them into a tailor-made solution,” says Markus Kroner, Managing Director of ALCARO Invest GmbH.
Cologne’s largest contiguous rooftop solar array
The project places particular emphasis on energy supply: a photovoltaic system with a capacity of around 3.66 MWp is being installed on the rooftops of Log Plaza Colonia 3. As things stand, this makes it the largest contiguous rooftop photovoltaic system in Cologne. The property is also aiming for DGNB Gold certification.
Other sustainability measures include a high-quality building envelope, energy-efficient lighting and building services, and charging infrastructure for electric cars and e-bikes. In addition, space has been set aside for future electric lorry charging infrastructure.
Strategic location in Cologne
As well as its technical facilities, the site is particularly attractive due to its convenient transport links. Log Plaza Colonia 3 is situated between Cologne city centre and the airport, and is in the immediate vicinity of the Cologne-East motorway junction. This provides fast connections to the metropolitan areas of North Rhine-Westphalia and to international trade routes.
Mural makes a statement in support of remembrance
The large-scale mural ‘Erinnerung verpflichtet’ (‘Remembrance is a Duty’) by the internationally renowned artist Falk Lehmann, alias AKUT, also plays a special role in the project. The work refers to the history of the site: in 1933, the area was home to the early Nazi preventive detention camp ‘Am Hochkreuz’, where people from the region were imprisoned and mistreated. The mural permanently integrates this history into the site. The design combines portraits of Anne Frank and Margot Friedländer, thereby building a bridge between historical remembrance and present-day responsibility.
