The Cologne-based project developer PANDION has signed a new lease agreement for its Düsseldorf office building OFFICEHOME Rise on Völklinger Straße. The long-term tenant is IFS Deutschland GmbH, a leading global provider of cloud enterprise software and industrial AI solutions for demanding companies in the manufacturing, services and infrastructure sectors. The approximately 800 square metres of rental space are located on one of the upper floors of the 17-storey office building, which has a total of 35,000 square metres of rental space. The rental agreement was brokered by Anteon Immobilien.
“This lease in the high-rise building marks an important milestone for us and underlines that flexible room concepts and state-of-the-art equipment inspire a wide variety of companies. The upper floors are thus transformed into sought-after workplaces that offer tangible added value and inspiration for future-oriented work. With this deal, more than 50 percent of the above-ground office space in the OFFICEHOME Rise has now been let,” says Sebastian Potz, Head of Commercial Development at PANDION.
“With the new location in Düsseldorf, we are sending a clear signal for our long-term growth strategy in the DACH region. The focus is on our mission to combine customer proximity with an excellent working environment,” says Sebastian Spicker, Managing Director DACH, IFS.
Even before completion, the OFFICEHOME Rise counts several well-known companies among its future tenants: Ernst & Young will move into the first space at the end of 2025. Recently, a lease agreement was also signed with the Düsseldorf municipal drainage company. Both tenants will be based in the base area of the high-rise building in the future. The construction project, which started in 2022, focuses on maximum energy efficiency and sustainability – visible in the targeted DGNB Gold certification, compliance with the BEG 55 standard and compliance with the EU taxonomy. The concept is complemented by the use of renewable energies and a high-performance digital infrastructure, which has been awarded WiredScore Platinum.
Prestigious company location in an urban location
With the OFFICEHOME Rise, a new, representative office building is being built in one of the most prominent locations between the Medienhafen and the Loretto district, which combines contemporary architecture with first-class features. The imposing high-rise already characterises Düsseldorf’s cityscape and scores points with its optimal connection to public transport and a modern mobility concept. These include a glass bicycle station on the ground floor, e-charging stations and car-sharing services. The office units can be flexibly designed and are complemented by spacious common areas – including a green inner courtyard, a roof garden with a 360-degree panoramic view over Düsseldorf and a separate fitness area, which further enhances the working environment.
The OFFICEHOME Rise is part of a comprehensive neighborhood development: On the neighboring property, PANDION NEXT, a residential project with 91 condominiums, a daycare center and publicly subsidized housing for senior citizens has been created. After completion, a green, public boulevard will connect the two projects and create an additional quality of stay.
