A big step for Munich-Sendling: Together with around 100 guests, the City Planning Councillor of the City of Munich, Prof. Dr. (Univ. Florence) Elisabeth Merk, Christian Bosiljanoff, Senior Regional Director Germany at Pembroke, and Michael Ehret, founder of ehret+klein, celebrated the laying of the foundation stone for the “Alram 14” project. This officially marked the start of the construction of 186 new rental apartments. Completion is planned by mid-2028.
Pembroke and Ehret+Klein AG are thus ending the shutdown in the excavation pit at Alramstraße 14, which has lasted for many years. Over the next two and a half years, an attractive residential ensemble will emerge from a long-standing wasteland that will carefully fit into the grown structures of the quarter. The shell construction work on the basement floors has already begun and is progressing rapidly.
Thanks to extensive replanning, 186 rental apartments are being built on a total area of around 16,000 square meters – around 50 percent more than originally planned by the previous owner. The offer is complemented by numerous amenities such as an underground car park for cars and bicycles, a holistic mobility concept and high-quality furnishings that create modern and attractive living space.
For the international real estate consultant Pembroke, the laying of the foundation stone marks the entry into the German housing market and thus a further step towards diversifying its commitment in Germany.
“The Alram 14 project is a milestone in two respects: As Pembroke’s first construction project in the German housing market for us as a company, but above all for the Sendling district. We have tailored Alram 14 to the special needs of the Munich market and are now creating significantly more apartments than originally planned. Munich needs more attractive and high-quality rental offers and it is precisely these that are now being created in the heart of Sendling. The former REWE store, which made the location an important point of contact for the whole of Untersendling for many years, will return with a modern and spacious sales area of around 1,200 square metres after completion. In addition, space for a daycare center and a third, smaller commercial unit completes the offer in the building. A high proportion of green and open spaces will make the area a lively meeting place in the neighbourhood in the future and create a quality of stay in a previously sealed environment.

“Where a recently there was a construction pit filled with groundwater, urgently needed housing is now being created in one of the most sought-after districts of the city. We recognised the untapped urban development potential at an early stage and created the basis for today’s development through comprehensive financial restructuring. Together with the general contractors Implenia and Zech, we are now starting to implement the project and are pleased with the construction progress that is already visible,” says Michael Ehret, founder of ehret+klein.
