Periskop Development GmbH, an international investment advisor headquartered in Berlin, has sold a 5,100 m² development site in Teltow (Potsdam-Mittelmark district), southwest of Berlin, to Shurgard on behalf of the owners. The building permit for the construction of a modern self-storage facility has been obtained, so that construction can start promptly. Aengevelt Immobilien acted as an advisor and successfully completed the transaction.
With the acquisition, Shurgard is continuing its expansion in the German market. Aengevelt Immobilien, Berlin, accompanied the process end-to-end – from the search for a location to the analysis and moderation of the sales negotiations to the purchase contract.
“With the granted building permit and the sale to a renowned operator like Shurgard, we are once again showing how we can lead plots of land with a clear development path to the point where they are ready for construction and place them in a way that retains their value,” says Dr. Simon Kempf, Managing Director of Periscope Development.
Marc Retzlaff, responsible investment expert at Aengevelt Berlin: “We are seeing a growing demand for land from self-storage providers in Berlin, especially in suburban locations. Self-storage is therefore an attractive usage option for properties that are often difficult to reuse and is also developing into a sought-after and comparatively easy to manage investment due to the multi-layered user classes.”
The 5,133 m² plot at Warthestraße 19 in Teltow was marketed under the project name CUBES². It is located not far from the Teltow Canal and has good connections to Berlin and Potsdam – the A115 motorway can be reached via nearby Potsdamer Straße, and the Teltow S-Bahn station is connected by a bus line.
