In Munich, the next company specializing in artificial intelligence (AI) is moving into a Hausinvest property. According to Commerz Real, Lio Technologies will expand and has rented around 2,400 square metres in the Seidl Forum, Karlstraße 64-68/Seidlstraße 21-23. The Munich-based technology startup has developed an AI-based solution for corporate purchasing to largely automate procurement processes such as supplier analysis, bid comparison or orders and make them more efficient.
"High-tech is increasingly becoming an important location factor for us," explains fund manager Mario Schüttauf. Recently, the international software company JetBrains decided to relocate its Munich headquarters to the so-called Rufhaus in Tucherpark and to rent the entire building with around 21,500 square meters for at least 12 years. Bavaria's first AI factory also opened in the same quarter at the beginning of February.
With a total usable area of around 22,000 square metres, the Seidl Forum has been part of the Hausinvest portfolio since 2003. In addition to the Free State of Bavaria, other tenants include international companies from various industries, such as financial services, telecommunications, logistics and trade.
In addition to the Seidl Forum and the Tucherpark, Hausinvest's Munich portfolio included 16 other properties worth around two 2.3 billion euros, including the Karolinen Karree in Karlstraße, The Seven in Müllerstraße, the Nymphenburger Höfe in Nymphenburger Straße, the Palais am Jakobsplatz, the Visio business park in Landsberger Straße and various residential properties. The fund recently acquired the new residential complexes "Nockherberg Noc 2.4" on the former site of the Paulaner brewery in Au and "Diamaltpark" on the disused premises of Diamalt AG in Allach-Untermenzing. Both comprise a significant proportion of publicly subsidized apartments.
