Logicor, a leading owner, manager and developer of European logistics real estate, has completed an approx. 20,000 m² logistics and production property in Rheine on the site of a former textile company. It has 17,114 m² of storage space, 912 m² of office and social space and 1,985 m² of mezzanine space.
With a clear height of twelve metres UKB, 38 dock levellers, two ground-level gates, 40 car parking spaces and a full-surface WHG hall waterproofing in accordance with WGK3, the property meets all the requirements of modern logistics and production processes.
The building also sets standards in the area of sustainability. The hall, built according to the energy-efficient building standard BEG 40, is heated exclusively by an air source heat pump and fully illuminated with LED technology. In addition, a PV system will be built for the tenant electricity supply. A BREEAM certification with the rating "Very Good" is being sought.
The nearby A30 and A31 motorways as well as the Dortmund-Ems and Mittelland Canal provide ideal connections. The nearest regional centres of Enschede in the Netherlands, Münster and Osnabrück can be reached in a short time. Münster/Osnabrück International Airport is just under 30 kilometres away.
Janica Gerecke, Country Manager Germany at Logicor says: "Our project in Rheine is a good example of how we breathe new life into former industrial sites – with a consistent sense of responsibility for the environment and the region. As a long-term owner and investor, we are very interested in developing high-quality and sustainable logistics properties that are well connected and meet the individual needs of our clients."
The Entwicklungs- und Wirtschaftsförderungsgesellschaft für Rheine mbH (EWG) has been providing support in close exchange with Logicor since 2023 and has been regularly active in project-related measures within the framework of BNP Paribas' exclusively commissioned brokers.
