The Erlangen-based project developer S&P Commercial Development is building a new residential and commercial building with a gross floor area of around 3,600 square metres in Unterschleissheim near Munich. A four-storey building with 48 barrier-free apartments and a Denn’s organic market including a café and outdoor terrace is to be built on the approx. 2,000 square metre site at Bezirksstraße 4 and 6 in the Lohhof district. The investment volume is around 20 million euros.
Residential and retail under one roof
On the three upper floors of the new residential and commercial building, 48 modern barrier-free apartments are planned. On the ground floor, a Denn’s organic market on around 660 square meters of sales space will complement the existing local supply offer.
30 parking spaces are planned for the residents in an underground car park. The organic market will have 18 above-ground parking spaces. In addition, the planning provides for ten public parking spaces along Buchenstraße. The development plan procedure for the project is currently underway.
“Being able to develop an area of this size in an integrated location offers great potential,” says Stephan Meier, Head of Project Development at S&P Commercial Development. “With the planned combination of residential and local amenities, we are creating additional footfall and thus strengthening not only the location itself, but also the retail trade in the immediate vicinity.” The area, which was used as a petrol station location until 2015, has been used as a car park since the petrol station was dismantled.
Sustainable overall concept
The sustainability concept includes extensively green roof areas with retention function, a photovoltaic system and the pre-equipping of the underground parking spaces for e-mobility. The building will be built in accordance with the KfW 40 standard and is to be certified with the Sustainable Building Quality Seal (QNG). A resource-saving energy concept is currently being developed.
The location is characterised by individual and local amenities as well as its immediate proximity to the Lohhof S-Bahn station. Unterschleissheim is part of the Munich metropolitan region and is connected via the S1, A92, A99 and B13 motorways. Munich city centre can be reached in around 30 minutes, and Munich Airport is around 15 minutes away.
