Stadtsparkasse Augsburg is setting the course for the future and is planning the comprehensive modernisation of its headquarters in the heart of Augsburg’s city centre. The Munich-based real estate company WÖHR + BAUER was commissioned to develop and implement the project. Completion of the project, which is planned in several construction phases, is scheduled for 2033.
The ensemble, which mainly dates from the 1960s and 1970s – including the characteristic corner building “Kaiserhof” – is to be gradually adapted to the requirements of the future. In this way, Stadtsparkasse is reacting to changing requirements for sustainability, customer service and modern working environments and creating the basis for the future-proof further development of its traditional headquarters. The aim is to create an identity-creating place for customers, employees and urban society.
Responsibility for Augsburg – today and in the future
The commissioning does not mark the immediate start of the construction work. Stadtsparkasse relies on a dialogue-oriented and step-by-step development approach – in close exchange with the city of Augsburg, the neighborhood, existing tenants and other relevant stakeholders. The aim is to create an urban development and architectural concept that fits sensitively into the grown environment and at the same time sets new impulses for the city centre.
“For over 200 years, Stadtsparkasse Augsburg has been closely linked to the development of our city. This responsibility also characterises this project. We want to sustainably develop our headquarters and create a place that meets the requirements of our customers, our employees and the city centre in equal measure. In doing so, we deliberately rely on a step-by-step development process,” says Sandra Peetz-Rauch, Chairwoman of the Board of Stadtsparkasse Augsburg. “With WÖHR + BAUER, we have the right partner. We appreciate the reliability and the urban planning experience.”
Attention is paid to transparent information on the main milestones and on-site customer service throughout the entire development and construction phase. “By the end of 2027 at the latest, we want to have worked out the basis for the development of the site, which we will then be happy to present,” explains Sandra Peetz-Rauch.

The aim is to realise a project that meets both the quality requirements of the client and the expectations of the public. The appointment marks the start of a comprehensive service development mandate that places high demands on management, quality and reliability.

WÖHR + BAUER has extensive experience in the development of complex projects in demanding inner-city locations – especially where existing buildings, transformation and new usage requirements come together.
With the OPTINEO in Munich’s Werksviertel, the company is showing how the transformation of a former industrial site into an urban district can succeed in partnership – awarded the Urban Development Prize, among other awards. The mixed-use FALCKENBERG ENSEMBLE in Munich also exemplifies WÖHR + BAUER’s expertise in the high-quality urban repair of a previously monofunctional site.
Most recently, the company also announced that it would be developing an important residential quarter in Berlin together with the municipal housing company degewo – another project that underlines the company’s expertise in large-volume, partnership-based developments.
