Completed in 1998, the multi-tenant building is located in the center of Warsaw. It offers a gross lettable area of around 20,000 m² and around 210 parking spaces. In February 2026, the occupancy rate was around 96% with a remaining average lease period (WAULT) of 4.0 years and annualised rental income of €3.98 million.
Keegan Viscius, CEO of CA Immo: "The successful sale of Sienna Center is a further step in the implementation of our strategic capital rotation program. With this sale, we are freeing up capital for alternative allocation opportunities and monetizing future profits where there are limited opportunities for further value creation under our business model. The proceeds of the sale may be used in a variety of ways, including general corporate purposes, accretive investments in our Prime portfolio, debt repayment, share buyback, and external investments should attractive opportunities arise."
The sale is in line with CA Immo's long-term investment strategy, which has a clear focus on large, high-quality Class A office properties in prime inner-city locations. As part of this strategy, CA Immo sells properties that do not correspond to the core business in terms of asset class, location, construction quality, age or value creation potential, thus continuously optimising the quality and sustainability of the real estate portfolio.
Greenberg Traurig, LLP, and CBRE advised CA Immo on the sale.
