Catella Investment Management (CIM) has acquired a residential building in Vienna-Floridsdorf for an individual mandate. The property comprises 7,407 square metres of lettable space and is fully let. The average size of the total of 127 one- to four-room apartments is a rentable living space of 58 square meters. The apartments are equipped with parquet floors and have triple-glazed windows, fitted kitchens and balconies, loggias or terraces. In addition, the units on the ground floor are each assigned a private garden area.
The residential building was completed in 2016 and is grouped around two green courtyards with its E-shaped footprint. Residents have 66 car, three motorcycle and 266 bicycle parking spaces at their disposal. In the basement, in addition to the cellar compartments, there is a laundry room.
Michael Keune, Managing Director of CIM, explains: "Vienna has been one of the fastest growing metropolises in Europe for years and is characterized by a high level of economic stability and an increasing demand for housing. For institutional investors, the Viennese housing market therefore offers attractive and long-term stable investment opportunities. With the acquisition in Floridsdorf, we are expanding our commitment to a submarket that benefits from a positive demographic development and a good infrastructure."
Stephanie Vermeersch, Head of Austria at CIM, adds: "Floridsdorf is one of the Viennese districts with a stable demographic development and a sustainably high demand for modern housing. With its contemporary living concept, private outdoor spaces and high quality of stay due to its quiet location in a traffic-calmed side street, the property fits very well into the market environment and thus represents a solid long-term addition to our mandate's portfolio."
The residential property is located in the dynamically growing 21st district of Vienna, Floridsdorf. Here you will find traditional residential areas, modern new developments as well as established work and supply locations. The property is well connected to public transport. The Jedlersdorf S-Bahn station and several bus and tram lines are within easy walking distance. In the immediate vicinity there are a variety of shopping facilities for daily supplies, gastronomic facilities as well as parks and green spaces for local recreation.
Since 2022, Catella Investment Management has had its own office in Vienna with real estate assets under management of over EUR 500 million in Vienna (around EUR 600 million in Austria) and around 20 properties.
