Bob W opens new serviced apartments in the Alte Post in Dortmund and brings a locally anchored hospitality concept to the historic building in the city center.
Aroundtown has completed the conversion of serviced apartments in the Alte Post building on Königswall in Dortmund. The former office building has been completely gutted and converted into modern apartments that combine a high level of living comfort with the service and flexibility of a hospitality concept. More than 50 serviced apartments have been created, which have been leased on a long-term basis to the hospitality operator Bob W. Bob W has signed a 15-year lease for the space.
With reliable hotel-level standards, the functionality of an apartment and a technology-enabled guest journey, Bob W enables both short and longer stays without the need for a classic hotel concept. This creates added value for guests, owners and the surrounding district.
Each studio and one-bedroom serviced apartment is fully furnished and has a fully equipped kitchen as well as an en-suite bathroom. The apartments are complemented by a spacious lobby lounge, co-working areas, a coffee corner, a pantry and a launderette. This makes them suitable for guests who spend only a few nights in the city as well as for longer professional stays or project-related assignments.

The completed conversion is an important step in the use-oriented development of the Alte Post into a mixed-use building and strengthens the location in a central location directly at Dortmund Central Station.
The serviced apartments fit into Aroundtown's mixed-use strategy of making existing properties in central urban locations more resilient and value-creating in the long term through complementary uses. They complement classic office locations with flexible use, enliven the environment even outside of classic office hours and open up attractive long-term earnings prospects.
"With the serviced apartments, we are supplementing the property on Königswall with a demand-oriented living concept that fits very well with the requirements of a centrally located inner-city location. At the same time, the addition underlines our approach of further developing mixed-use properties in a targeted manner and thus making the best possible use of the potential of centrally located existing properties. With Bob W, we have gained an experienced operator and long-term tenant with whom we are already working successfully for serviced apartments in London Kensington and London Paddington," says Benjamin Albrecht, Head of Space Conversion at Aroundtown.
"Bob W was created for just such opportunities: centrally located inner-city buildings that can be repurposed through a more flexible hospitality model. At the same time, this approach supports more responsible growth. The continued use of existing buildings can significantly reduce emissions compared to new buildings. On average, overnight stays at Bob W cause 69 percent less CO₂ emissions than stays at other European hotels. The remaining emissions will be offset," says Niko Karstikko, founder and CEO of Bob W.
The Alte Post is located at Königswall 1 in the heart of Dortmund, in a prime location directly at the main train station and on the central ring, close to the main pedestrian zone. The prestigious historic building includes various commercial and retail spaces as well as versatile office units. The surrounding area with numerous shopping facilities and restaurants as well as the very good transport connections via the Kampstraße underground station and Dortmund Central Station underline the attractiveness of the location.
Bob W is a technology-enabled hospitality operator that combines the reliability, comfort and design standards of a lifestyle hotel with the space, functionality and local character of an apartment. Bob W's homes cater to modern business and leisure travelers looking for flexible stays, from a few nights to several weeks or longer.
The completion of the renovation confirms Aroundtown's approach of strengthening real estate in the long term through active asset management and use-oriented concepts. With the addition of serviced apartments, the Alte Post will be further developed as a mixed-use property and at the same time sustainably geared to changing requirements for inner-city locations.
