Peakside Capital Advisors AG ("Peakside"), together with its operating partner LUWIN Real Estate, is continuing the successful letting of the OPTIONS office building in Frankfurt's Europaviertel. With Viridium, the partners have now gained another well-known user for the property after the Oldenburgische Landesbank. Viridium has signed a long-term lease agreement for around 2,600 square metres of office space and will move into the space in the first quarter of 2027. The previous location in Neu-Isenburg will be abandoned.
Peakside acquired the office building, which has around 23,000 square metres of rental space, at the beginning of 2025 for Peakside Real Estate Fund IV. At that time, the occupancy rate was already around 40 per cent. Following the subsequent letting of around 3,600 square metres to Oldenburgische Landesbank, the occupancy rate has now risen to more than 70 per cent as a result of the agreement with Viridium. The average remaining term of the leases (WALT) is just under 9 years.
Blackolive, a member of German Property Partners (GPP), acted as an advisor to Viridium. The consulting firm supported the client in the search for a location and structured the selection and leasing process up to the conclusion of the contract.
When choosing the location, the focus was on modern and flexibly usable office space, attractive living and working qualities as well as an urban and well-connected environment. With its future-oriented building concept and location directly on the Skyline Plaza, OPTIONS meets all these requirements. In addition to flexible space structures, the building offers high-quality features such as private and communal terraces, sports rooms and bicycle parking spaces with e-charging infrastructure.
The property is DGNB Gold certified, has intelligent KNX building automation, LED lighting with daylight sensors, modern measurement and control technology and a service water cistern for resource-saving management. The digital infrastructure is supported by a high-performance data connection and nationwide mobile phone coverage. The OPTIONS is certified accordingly with WiredScore Platinum, the highest certification standard for digital connectivity and technological building infrastructure.
Simon Lutz, Partner at Peakside, says: "Even at the time of the purchase, we were convinced that OPTIONS had excellent prerequisites to successfully position itself on the market as a modern office location. The consistent further development of the building and the high attractiveness of the location in the Europaviertel are visibly bearing fruit. The development of the occupancy rate from around 40 to over 70 percent within a short period of time confirms our investment strategy and the long-term potential of the property."
Rogier van Veen, Director at LUWIN Real Estate, adds: "With Viridium, we have been able to gain another strong tenant for OPTIONS. The deal shows that our measures to reposition the property have been very successful. The high-quality tenant fit-outs, the flexible space concepts, the modern sustainability standards and the attractive quality of stay meet the requirements of demanding users to the highest degree. We are therefore confident that we will also be able to let the remaining space in the near future."
Jochen Fahrbach, Head of Purchasing & FM, Viridium Group, says: "With the support of blackolive as well as Peakside and LUWIN, we have found a forward-looking location for Viridium that suits us. The overall package of modern equipment, sustainability and economically convincing conditions convinced us. We look forward to offering our colleagues a modern working environment in a central Frankfurt location in the future."
