10,000 m² landmark combines healthcare focus with sustainable uses
S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, has achieved full occupancy of the Nuremberg tower “The One”. With Creditreform, another tenant with a strong credit rating is moving into the building. The company has leased the entire 9th floor with around 700 m² of rental space and has made a long-term commitment to the location with a lease term of 15 years.

With a height of around 50 metres, 12 storeys and around 10,000 m² of usable space, “The One” is one of the most modern commercial buildings in Nuremberg. In addition to striking architecture and flexible floor plans, the property impresses with its consistently sustainable orientation. The building, which specialises in healthcare uses, was designed in accordance with the highest sustainability requirements of the German Sustainable Building Council (DGNB) with the aim of platinum certification.

Modern mix of uses focuses on the topic of healthcare
The focus of the utilisation concept is on the healthcare segment. The interdisciplinary “Preventive Care Campus” bundles a medical center, preventive care and prevention services as well as longevity concepts in “The One” on around 2,000 m². In addition, another floor of the tower is occupied by a physiotherapy practice with fitness facilities. In addition, the arano Group has leased more than 5,000 m² in the property. The company specialises in personnel services in the healthcare sector and thus additionally strengthens the building’s health-related use focus.
Sauter, one of the leading companies for automated building technology in Germany, is not only a technology partner for smart building control, but also a tenant in the property itself.
The ground floor areas of the tower will be used entirely for gastronomy. The restaurant chain L’Osteria operates another Nuremberg location in “The One” with a spacious terrace on the newly created district square. In addition, the Asian gastronomy concept Dai Sushi provides additional quality of stay and revitalization in the neighborhood.
New landmark in the north of Nuremberg
The building forms the prelude to the Neue Mitte Thon in the north of Nuremberg and is designed as a landmark due to its architecture, its flexible surface structure and its urban presence. The direct public transport connection, the proximity to the city centre and the good accessibility of the airport also closely integrate “The One” into the Nuremberg metropolitan region.
In addition to the quality of its location, the property is characterised in particular by its modern building standard. The intelligent control of heating, ventilation, light and shading not only ensures comfort, but also high energy efficiency. The construction in accordance with the KfW 40 standard, retention areas and e-charging facilities in the underground car park underline the sustainability claim of the project.
