Vienna: HT Group achieves full occupancy of the Brehmstraße office property by signing a contract with the ÖSB Group

The Hamburg-based investment, asset and fund manager HT Group has leased more than 4,300 m2 of office space in the property at Brehmstraße 12 in Vienna to the ÖSB Group on a long-term basis.

With this agreement, the property is now fully let. HT Group acquired the 11,500m2 property in 2019 for the “HT Office Top 30 Invest” fund. The building, which was built in 2002, has eight upper floors and around 80 parking spaces.

Only recently, the HT Group was able to win the company VAMED Engineering as a new tenant, which, like the other users, belongs to the health and service sector. The ÖSB Group, a personnel service provider, will open a location in Brehmstraße for its subsidiary ÖSB Gruppe Management, which specialises in recruiting, quality management, corporate communications and controlling, among other things.

Stephan Karlas, Head of Asset Management Austria at HT Group, says: “This leasing success is the result of a cooperative partnership with a committed project team and a constructive dialogue with our contractual partner. Thanks to our strategic and active asset management, we have been able to positively influence the current market environment. In total, we have let around 8,000 m² of office space in recent weeks, which sends a strong signal throughout the German-speaking office market and shows that the demand for high-quality space in Vienna continues unabated.”

HT Group thus clearly stands out from the current market trend: In the first half of 2025, according to CBRE’s Office Market Report 2025, the letting performance in Vienna was around 20% below the previous year’s level, with major deals of over 2,000m2 remaining the exception. The conclusion of the contract underlines the attractiveness of the location and the quality of HT Group’s asset management.

Brehmstraße 12 is located in Simmering, the 11th district of Vienna. It is considered a classic industrial and commercial location and is characterized by its convenient location between the city center and the airport. From here, Vienna Central Station can be reached within ten minutes by car. Within walking distance there are several bus and tram stops as well as the Geiselbergstraße S-Bahn station with a direct rail connection to Vienna Airport.
