Stuttgart-Weilimdorf – The family-run real estate company WÖHR + BAUER has almost reached full occupancy for the W11 office building on the WISSENSCAMPUS in Stuttgart-Weilimdorf with an occupancy rate of 98%. With the leasing of around 1,800 sqm by a company that deals with engineering and consulting services with a focus on energy, water and infrastructure, almost 43,000 sqm of rental space as well as 900 car and 240 bicycle parking spaces have now been let. The rental was brokered by Colliers.
“The almost full occupancy confirms the high market acceptance of our concept at the WISSENSCAMPUS,” says Sven Kübler, head of the Stuttgart branch of WÖHR + BAUER. “Our tenants appreciate the modern, flexibly usable space, the sustainable construction method and the campus-like environment. We have succeeded in sustainably upgrading an established location and positioning it as a sought-after address for successful private companies and modern public sector companies.”
The tenants of W11 include AIG Planungs- und Ingenieurgesellschaft mbH (Bosch Group), the IT security service provider Medialine Security GmbH, Siemens Healthineers, the Siemens company health insurance fund (SBK), CARIAD SE (VW Group) and Komm.ONE, an institution under public law and IT service provider for municipalities throughout Baden-Württemberg.
Award-winning neighbourhood concept with a sustainable perspective
With the comprehensive revitalization concept, WÖHR + BAUER has succeeded in realizing modern and sustainable working environments in new construction quality. The architecturally harmonious overall concept with lush greenery underlines the campus character.
In November 2025, the WISSENSCAMPUS was awarded the Stuttgart Metropolitan Region Real Estate Award by the Stuttgart Real Estate Industry Association (IWS) in the “Office” category – a recognition of the innovative and sustainable overall concept of the quarter. The office ensemble comprises three buildings: W9, W11 and W15, a multi-storey car park and additional visitor parking spaces. Spacious conference and lounge areas, a campus restaurant and park-like outdoor facilities with a pond create a working environment with a high quality of stay.
More quality in a proven location
The WISSENSCAMPUS is located in Stuttgart-Weilimdorf in the northwest of the Baden-Württemberg state capital. Weilimdorf is considered the second largest business location within the city limits. A number of well-known companies from the fields of innovation and technology have already settled here.
“By attracting innovative companies, WÖHR + BAUER has significantly increased the attractiveness of the location. This is a clear confirmation of Weilimdorf’s future potential, of the flexible building concept and the high quality of stay of the W11 from WÖHR + BAUER,” explains Matthias Pfeiffer, Deputy Head of Economic Development of the City of Stuttgart.
In addition, the already excellent connection to the city centre is to be improved: In addition to the Weilimdorf S-Bahn station, which is already within walking distance, the city of Stuttgart is planning an underground station in the immediate vicinity.
