KGAL Investment Management is investing in the “Güterwerk” in Nuremberg with a gross floor area of 13,500 square metres for a special AIF. The main tenant is the pharmaceutical company Novartis. DGNB Gold certification has been applied for for the new property, which will be completed in 2024.
The “Güterwerk” property was built on the site of the former Nuremberg freight station and is part of the newly emerging digital and technology campus for work, housing and leisure. This campus in a central location in Nuremberg combines the industrial past with innovative architecture and sustainable urban planning. Flexible use, social mix and ecological construction are the hallmarks of the quarter. “With its ESG orientation, the tenants from the healthcare sector and the location in this quarter, the “Güterwerk” fits very well with our investment strategy,” explains Britta Nielsen, portfolio manager at KGAL.
The “Güterwerk” is fully leased with a strong credit rating. With 81 percent of the space, Novartis Pharma GmbH with its German headquarters is the main tenant. Other long-term tenants are the private educational institute SAE Institute and the commercial health insurance company KKH.
The six-storey building impresses with its modern and high-quality furnishings, user-friendly office space and ESG qualities. Some of the features: green leases, pellet heating with a good eco-balance, smart metering, 70 e-charging stations in the underground car park and direct connection to the S-Bahn.
