OSMAB is gaining three new tenants for the climate-friendly NEOBEL quarter in Frechen. These are LEONHARD WEISS (1,600 square metres, one of the largest construction companies in Germany), TransConnect (415 square metres, specialist in vehicle transport for the automotive sector) and Industrie- und Werkschutz Mundt (1,085 square metres, specialist in security services). The companies have moved into modern office space with very good transport connections and also benefit from the Business Center with event and conference rooms, the gastronomic offerings within the quarter and open spaces for regeneration.
With these lettings, 85 percent of the 11,420 square meters of the first construction phase at Alfred-Nobel-Straße 27-31 have already been occupied. Loft House and Green House are fully rented; in the Multispace House, only around 1,800 square metres are available on two floors. Depending on the floor plan, the building with its round, large glass fronts can accommodate up to 120 workplaces. In addition, the further construction phases offer additional growth prospects for companies settling there.
Built by OSMAB and its cooperation partner GOLDOCT Real Estate GmbH in accordance with the Efficiency House 40 building standard and LEED Gold (Leadership in Energy and Environmental Design), the three office buildings of the first construction phase were completed at the beginning of 2024. Green inner courtyards, green facades, numerous roof terraces and a sports area with a basketball court create places for exercise and relaxation.
“With our new location in the modern NEOBEL district in Frechen, right outside Cologne, we are creating an outstanding and contemporary working environment for our employees. In this way, we can live our joy of building together with our customers and consistently continue our successful growth course in the region,” says Steffen Schönfeld, Managing Director of the Engineering and Turnkey Construction Division of LEONHARD WEISS GmbH & Co. KG.
“With the modern office space in Frechen, we are deliberately focusing on a working environment that promotes performance, motivation and team culture. This is an important building block to continue our strong growth course,” emphasizes the Managing Director of IWSM GmbH.
“Each rental is another important step towards our goal of creating a lively, sustainable and modern quarter in Frechen that sensibly combines different uses,” says Anton Mertens, CEO of OSMAB Holding AG.
“We are making good progress with both the leasing and the construction of the NEOBEL district. A new police building is currently in the final stages of the construction phase in the second construction phase,” explains Aldijana Kolic, Managing Partner of GOLDOCT Real Estate GmbH.
The location between the industrial park and Europaallee also benefits from its very good connections to the A1 (3 km), A4 (3 km), Cologne/Bonn Airport (27 km) and its proximity to Cologne (11 km), Leverkusen (23 km) and Düsseldorf (48 km).
