Erlangen: Laying of the foundation stone for the new MO Carré urban quarter

Around 17,300 m² GFA are being built on Erlangen’s Mozartstraße

The MO Carré is visibly taking shape: The ceremonial laying of the foundation stone on 7 May 2026 marked the official start of the realisation of a new, urban Erlangen urban quarter. As the client, PSD Bank Nuremberg had invited project participants and guests to this important milestone on the construction site on Mozartstraße.

By mid-2028, around 17,300 m² of gross floor area will be built on the site with a lively mix of residential, student housing, business apartments as well as office, service and catering space. S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, is developing the quarter on behalf of PSD Bank Nürnberg eG as part of a service development mandate.

“We are pleased to be actively shaping the future of Erlangen’s city centre with the MO Carré,” says Ronny Reißmann, CEO of PSD Bank Nürnberg eG. “The focus is on the creation of high-quality living space close to the city centre, which is sensibly supplemented by a wide range of offers. Our goal is to create a place here that will remain attractive for many years to come – for the local people as well as for the city as a whole.”

The centrally located area in Erlangen’s city centre will offer around 8,600 m² of gross floor area for residential use in the future. The offer is supplemented by around 2,500 m² for student housing. In addition, 126 business apartments are planned, which have already been rented by the company ipartment. A further 1,600 m² is intended for commercial use, including office and service space as well as catering facilities including a bakery.

With the start of construction of the project, the underground car park will first be realised, followed by the structural engineering work for the individual parts of the building. Completion of the shell is planned for the second quarter of 2027.

In addition to the variety of uses, the project is characterized by a high level of sustainability: The aim is to achieve gold certification by the German Sustainable Building Council. A holistic energy concept, green roofs and open spaces as well as resource-saving planning ensure a high quality of stay and a sustainable district orientation.

The central location offers the best conditions: short distances to Erlangen city centre, the main train station and the Friedrich-Alexander University as well as very good transport connections make the quarter attractive for different user groups.

Development in Service Development

As a full-service partner, S&P Commercial Development is taking on all project development tasks for the project on Mozartstraße – from strategic concept development to support in the planning and approval processes to implementation and marketing. The company has successfully expanded the business area as a further pillar in recent years. Nine projects with a total gross floor area of over 180,000 m² have been completed so far.
