The ZBI Group is consistently continuing the qualitative and strategic expansion of the open-ended real estate fund UniImmo: Wohnen ZBI and is expanding its portfolio with the modern residential high-rise “Level KS 1 Tower” in the Gries district of Graz. The completed, 17-storey residential tower with a height of almost 65 metres and a total lettable area of around 20,000 square metres strengthens the fund’s position in one of Austria’s fastest-growing rental markets.
The “Level KS 1 Tower” offers 177 modern rental apartments with a diverse mix of one- to four-room apartments, all equipped with high-quality materials, fitted kitchens and spacious open spaces such as balconies or loggias. The concept is complemented by flexible commercial space.
The project was implemented as part of a joint venture by the ZBI Group as the client and co-developer together with the KS Group. Completion took place in spring 2026 – six months earlier than originally planned.

Sustainability and energy efficiency were the focus of the planning and implementation. The residential high-rise is designed to be almost completely energy self-sufficient and has its own energy centre. The heating and cooling supply is provided exclusively by renewable energy sources – the aim is to achieve gold certification from the Austrian Society for Sustainable Real Estate (ÖGNI).

The central location of the “Level KS 1 Tower” near Graz’s main train station and the excellent transport connections make the residential tower attractive for various target groups. At the same time, the architecture of the building makes it a striking part of the Graz skyline and a lighthouse project for modern urban development.
