The real estate-focused investment and asset manager aam2core and the law firm MOOG have agreed on a long-term lease extension at Holzhofallee 15A in Darmstadt. There is the option to extend the contract again afterwards.
In the course of the extension, MOOG Partnerschaftsgesellschaft is expanding its presence in the office property in Darmstadt’s city centre. The interdisciplinary law firm with tax consultants, lawyers, auditors and notaries had previously rented around 3,050 square metres over five floors as well as 57 underground parking spaces in the property. From February 2029, a further 350 square metres of office space and six car parking spaces in the underground car park will be added, which are currently still occupied by a consulting firm. This means that the law firm MOOG will become the future sole tenant of the property with 3,400 square meters of rental space.
“With the long-term extension and simultaneous expansion of space by the law firm MOOG, we are achieving a clear focus on one main user. The transition from a multi-tenant to a single-tenant structure significantly reduces management complexity and at the same time increases predictability. By fully letting the property to a user with a strong credit rating, we are securing a stable, long-term cash flow and sustainably strengthening the earnings quality of the property,” says Stefan de Greiff, CEO of aam2core Holding AG.
The five-storey building, which was completed in 2009, has two basement floors including an underground car park with 68 parking spaces and is located in the Verlegerviertel southwest of the city centre. Luisenplatz can be reached within about 15 minutes by public transport, and the main train station is just under ten minutes away.
