7R returns to the Warsaw warehouse market with the launch of 7R Park Warsaw South III in Sękocin / Strefa Tenisa is the first tenant / press release

7R, a leading commercial real estate developer, is launching the development of 7R Park Warsaw South III, a modern warehouse park in Sękocin near Warsaw. The project will comprise two buildings with a total leasable area of approximately 47,000 sqm. Construction works are scheduled to begin in early August 2026. Even before the start of construction, 7R has signed its first long-term lease agreement. Strefa Tenisa, Poland’s largest e-commerce retailer selling tennis equipment and accessories, has leased 3,500 sqm. of space in the complex.

The development of 7R Park Warsaw South III marks 7R’s return to the Warsaw warehouse market after a several-year break. The project is being developed in Sękocin, on the border with Janki, in one of the most recognisable logistics locations in the Warsaw area. The complex has been designed for companies from the e-commerce, omnichannel, retail, last-mile logistics, distribution and light manufacturing sectors that are looking for efficient and flexible space in direct proximity to the largest consumer market in Poland. 7R Park Warsaw South III and its location will provide, on the one hand, fast and flexible delivery times, and on the other, an attractive alternative to urban warehouses in terms of cost efficiency.

Warsaw and its surrounding area remain the largest and most mature warehouse market in the country, while Sękocin is one of the most important logistics locations in the southern part of the metropolitan area. 7R Park Warsaw South III will expand the supply of modern warehouse space, addressing the needs of both the Warsaw market and companies developing national distribution networks. Securing the first tenant even before the start of construction confirms the commercial potential of the investment and validates our return to this market.”

7R Park Warsaw South III will be located close to the S8 expressway and a short distance from the Opacz junction, which connects the S2, S7 and S8 routes as well as the A2 motorway. This location ensures efficient connections with Warsaw city centre, Chopin Airport and key transport routes leading to other parts of the country. Its proximity to the capital also provides access to well-developed logistics and service infrastructure, as well as a broad labour pool. As a result, the project will be able to support both metropolitan distribution and larger-scale operations.

The first tenant of the complex is Strefa Tenisa, Poland’s largest online store specialising in the sale of tennis equipment, apparel and accessories. The company has leased 3,500 sqm. of modern space, which will support the further development of its online sales and logistics operations.

For more than two decades, Strefa Tenisa has been developing an offer addressed both to people starting their tennis journey and to professional players, coaches and tennis clubs. The company offers products from leading global brands, including Wilson, Babolat, Head, Yonex, Tecnifibre, Nike, Adidas, ASICS, On and Lacoste. In recent years, Strefa Tenisa has significantly expanded its online sales, logistics operations and international activity under the Strefa Tenisa and Tennis Zone brands. The company is present in Central and Eastern European as well as Western European markets and plans further expansion across Europe.

The agreement with Strefa Tenisa shows that the project responds to the requirements of growing companies that expect their warehouse space to provide real support for their operations.”

7R Park Warsaw South III will offer a total of 47,000 sqm. of modern Class A warehouse space in a multitenant format. The possibility of dividing the buildings into independent modules, with a minimum area of 1,620 sqm., will enable the size and layout of the leased space to be tailored to the needs of individual companies. The project will support, among others, logistics and distribution operations, online sales fulfilment and light manufacturing processes.

The buildings within 7R Park Warsaw South III will feature advanced technical specifications, offering 10 m clear height, floor load capacity of 7 t/sqm and a 12 x 22.5 m column grid with an extended loading dock area, with the first column set back to 24 m. They will also be equipped with hydraulic loading docks, air destratification systems reducing temperature differences inside the buildings, and a sprinkler system compliant with NFPA 13. With maximum flexibility for occupiers in mind, the buildings have been designed for a permissible fire load exceeding 4,000 MJ/sqm.

In addition, the project will incorporate a range of solutions supporting energy efficiency and user comfort, including a Building Management System (BMS), LED lighting controlled by the DALI system, a photovoltaic installation and electric vehicle charging stations. The completion of the first phase of the investment, which will be developed in line with BREEAM Excellent environmental certification criteria, is scheduled for March 2027.
