The real estate investment and asset manager aam2core is planning to start a cross-site modernization program in Duisburg, Wuppertal and Essen in December 2026. The residential properties in question are part of an OCP portfolio for which aam2core is responsible for asset management. The focus of the modernization is on energy-efficient improvements to the building envelopes, the renewal of central components and technical facilities, and the upgrading of the outdoor areas. The aim of the measures is to improve the quality of living, reduce energy consumption and make the portfolio future-proof. The work is scheduled to be completed in the first quarter of 2028.
The modernisation measures comprise three sub-portfolios with a total of 500 residential units and a total living space of around 34,300 m². Of these, 365 apartments are in the portfolio in Essen, 120 apartments in Duisburg and 15 residential units in Wuppertal.
“With the modernization, we are consistently implementing our manage-to-green strategy in the housing stock entrusted to us. We are improving the energy quality of the buildings, converting part of the heat supply to renewable energies and at the same time revitalizing key components and the outdoor facilities. The investments strengthen the future viability of the three locations and create the basis for permanently more energy-efficient operation,” says Stefan de Greiff, board member at aam2core.
At all three locations, aam2core is renewing the windows and optimising the thermal insulation of the residential properties. Depending on the structural requirements, roofs, top floor ceilings and/or basement ceilings and, in the majority of buildings, the facades are also insulated. Other measures concern balconies, entrance areas, stairwells, technical systems, fire protection and outdoor facilities.
In Essen, the previous gas central heating system will also be replaced by a central heat pump system and supplemented by photovoltaic systems. In Duisburg, in addition to the energy-related measures, the programme includes pollutant remediation of the facades, renewal of doors and pipes, reinforcement of the electrical installation and the construction of a new children’s playground. In Wuppertal, among other things, the existing balconies will be repaired, the apartment entrance doors will be replaced and the water pipes in the basement will be checked. At all three locations, paths, paved areas and rubbish dumps will also be modernised.
