Cureus, a portfolio holder specialising in inpatient care properties, which is building a new building for its own portfolio and actively manages it, has completely completed the compassio senior citizens’ home Haus Tuzzo at Tauernstraße 14 in 65199 Wiesbaden-Dotzheim (Hesse) and handed it over to the operating partner compassio. The assisted living component was handed over at the end of June, and the completion and handover of the premises of the senior citizens’ residence have now followed. The general contractor for the construction was the company Olaf Joop Projektbau GmbH from Faßberg.
“We are very pleased to now also be able to provide the residents in Wiesbaden and the surrounding area with important and urgently needed care capacities according to the latest standards and in attractive architecture,” says Antonia Bonz, project manager of Cureus: “We are handing over this site, which was built according to high energy requirements, with a delay of about half a year. Between the completion of our planning and the start of building construction, new energy requirements came into play, which we already wanted to incorporate here, which led to adjustments in the later construction in terms of sustainable criteria. Many thanks now go to all those involved in the construction, because with the new retirement home, the Dotzheim district is experiencing a valuable expansion by an important building block of the social infrastructure. For the new residents, a place of well-being was created that fits perfectly into its special surroundings with a view over Wiesbaden and the surrounding area. State-of-the-art care with a comprehensive range of services
The compassio senior citizens’ home Haus Tuzzo in Dotzheim was built on a plot of around 5,000 square metres in an established residential area in the northwest of Wiesbaden and covers around 7,480 square metres of gross floor area. The U-shaped building has a partial basement with a basement and underground car park and is embedded in the slight hillside location on the property. Haus Tuzzo opens to the southeast to a green inner courtyard with a view over Wiesbaden and the green surrounding area. The sustainably planned domicile was built as an energy-optimised KfW Efficiency House 40EE. A photovoltaic system on the roof and a heat pump for heating and hot water support the building’s operation in an ecologically sensible way. Some of the flat roofs will be greened. Nesting boxes for birds and bats as well as night insect-friendly outdoor lighting will also be provided. The planting of new trees on the site was also part of this construction project.
The barrier-free domicile extends over three full floors and a staggered floor. There are 95 modern care places with interspersed short-term care available for the residents in generously designed single rooms with their own bathroom. 38 of the rooms are wheelchair accessible, some rooms are more spacious as comfort rooms. In addition to the nurse call, each room also has its own telephone, television and Internet connection. It is possible to furnish the rooms yourself to preserve privacy and as a private retreat. For a familiar, social togetherness, the rooms are divided into six independently organized residential groups with an associated eat-in kitchen and lounge area as well as a balcony or roof terrace.
On the ground floor of the retirement home, a residents’ restaurant with kitchen and terrace was created. A hotel-like reception with an inviting foyer, a fireplace room with library, a hairdresser, a modern care bathroom and therapy rooms round off the range of services for the residents.
Assisted living in 20 spacious apartments
The 20 modern assisted living apartments of the domicile are spread over all five floors. They can be reached via a separate entrance in the building and an elevator. The spacious apartments are between 45 and 61 square meters in size and are suitable for one- or two-person households. All apartments have a living room with cooking facilities, bedroom, private bathroom, hallway, storage room and terrace or balcony.
Optimal location and accessibility
Located near the Weilburg Valley with Mosbach and Aunelquelle, the location is close to nature. The friendly outdoor area in the courtyard also invites all residents of the compassio retirement home in Dotzheim to exercise and meet outdoors. In addition, a total of 30 car parking spaces are available on the property and partly in the underground car park, four of which are handicapped accessible and some of which are equipped for e-mobility, as well as more than 40 bicycle parking spaces. The connection to public transport is also ensured, which ensures optimal accessibility for residents, visitors and employees and connects the location with the city centre in the best possible way. In the immediate vicinity and in the city centre, local supply, social and cultural facilities as well as churches and doctors are easily accessible.
Well thought-out standard ensures individuality and the highest construction quality
The compassio retirement home Haus Tuzzo in Dotzheim was built in accordance with the Cureus standard of the system care property. This is based on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on the residents and nursing staff. For example, the structural processes and all properties are optimized from the inside out: This concerns, for example, the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardized system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both with regard to the long-term profitability of a nursing home and its impact on the environment. For example, the KfW 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts comprising several properties also reduce operating costs. The constant review and optimization of this system approach can guarantee the creation of needs-based properties.
Care needs space
The shortage of nursing staff has arrived in the consciousness of the majority and is being actively addressed, but the undersupply of nursing homes is hardly known. According to a study by bulwiengesa (to be found here) and the current destatis care projection for 2023, up to 650,000 new nursing places will have to be built nationwide by 2040, but construction activity is lagging behind.
