Panattoni is realizing the construction of a complex production property in Mellrichstadt in the district of Rhön-Grabfeld for BSH Hausgeräte GmbH. An industrial site for the development, production and shipping of vacuum cleaners and related components is being built here. After the building permit was quickly granted, the symbolic groundbreaking ceremony has now taken place. Commissioning is planned for 2028.
Europe’s leading manufacturer of household appliances is relocating its current location from Bad Neustadt to Mellrichstadt in order to open a modern plant for the production of various vacuum cleaner models from the Bosch and Siemens brands, among others. In the future, around 2.4 million vacuum cleaners per year will find their way from here all over the world. The tailor-made build-to-suit property will be developed by Panattoni in accordance with BSH’s diverse and highly specialised requirements.
In the approximately 26,600 m² production hall with a clear height of up to 12.50 m², areas are planned for incoming goods, prefabrication and assembly as well as for loading the finished products. The unique equipment includes a complex production device for blower production, plastic injection moulding, assembly and logistics. The heavy-duty and joint-free industrial floor of the hall is designed for automated storage technology. In addition, a supporting structure for four 8-tonne overhead cranes will be erected in it. Due to the continuous production line, the hall will be designed as a continuous fire compartment without internal fire protection walls.
The three-storey office, development and laboratory area for the approximately 450 employees covers a total area of around 4,930 m². The laboratory areas are equipped with sophisticated temperature and humidity control that meets the special requirements.
A logistical feature and another unique selling point is the company’s own rail siding with two loading tracks in an approximately 142.5 m long track hall. It enables protected loading of the products for transport. Mellrichstadt is located on the Würzburg–Erfurt railway line and can be reached via its own junction with the A 71 and the B 19 federal road.

For the user, the new building is of great entrepreneurial importance and involves a change of location. The new settlement also marks a big step for the city. Michael Kraus, First Mayor of the City of Mellrichstadt: “The settlement of BSH is particularly gratifying, especially in the current challenging economic situation, and an important signal for our entire district. With the new construction of the production plant, the region will retain its work and development opportunities and provide additional impetus for the regional and Bavarian economy. I am pleased and grateful that the efforts and efforts of all those involved in recent months and years have come to a successful conclusion.”
Sonja Rahm, District Administrator of the Rhön-Grabfeld district, adds: “This groundbreaking ceremony is a really nice day for our district. The fact that BSH Hausgeräte GmbH is not only staying here in Rhön-Grabfeld, but is investing in the future within our district, is a strong signal. In this way, we are securing jobs and added value locally and at the same time showing that Rhön-Grabfeld is and will remain an attractive location for industry and companies. I am therefore very pleased that BSH is going down this path with us. This is good for BSH, good for the employees and good for the entire region.”
The topic of sustainability also plays an important role in the planning of the property: The energy infrastructure of the BSH plant is designed for an output of 4,800 kVA, which corresponds to the supply of up to 300 single-family homes. The energy concept combines production processes and building supply to form an efficient overall system. The hall has a highly efficient TGA concept for temperature control, heating and ventilation of the production areas, which uses the process waste heat generated from production for energy purposes and integrates it into the building concept. Other components of the concept include a photovoltaic system on the hall roof.
To promote e-mobility, a charging infrastructure for 104 points, each with an output of up to 11 kW, is being prepared. Certification according to DGNB Gold is being sought.
