ADOLF WEBER Grundbesitz- und Projektgesellschaft has just acquired KA1, a modern residential complex with commercial use, in a sought-after location on Lake Phoenix in Dortmund-Hörde. The carré-shaped building ensemble is located in the immediate vicinity of the lake at Kai 1-9, Hörder-Bach-Allee 15, 19 and Rudolf-Platte-Weg 16-20. Built in 2015, the property comprises 94 high-quality apartments with a total rental area of 7,900 square metres. In addition, there are nine commercial units on a further 970 square metres. The building has energy efficiency class A and is fully let. The seller is PATRIZIA. Colliers International Deutschland acted as intermediary in Düsseldorf in the transaction, while the commercial law firm GvW Graf von Westphalen Frankfurt and Rittershaus Rechtsanwälte Munich also advised on the transaction. The purchase price was not disclosed.
KA1 is made up of five building sections, each with four to five storeys, some of which are designed as staggered storeys at the top. They enclose an atrium-like, green inner courtyard. The property has a complete basement, here is a two-storey underground car park with 116 parking spaces.
The combination of urban infrastructure and natural recreation makes the micro-location of KA1 particularly attractive. Since the flooding of Lake Phoenix in 2010 and the start of the surrounding construction projects as part of the structural change in the Ruhr area, the area around the lake has developed into one of the most popular residential areas in Dortmund. It is considered the second largest inner-city project development in Europe after Hafencity in Hamburg.

The acquisition is in line with the strategic orientation of ADOLF WEBER Grundbesitz- und Projektgesellschaft, which plans to expand its residential real estate portfolio through successive acquisitions of apartment buildings in Germany. Particular emphasis is placed on sustainable living concepts, solid locations and long-term development prospects. However, there is still a strong focus on the purchase of light industrial properties.
