The AIF Capital Group has successfully completed the conversion of part of the senior citizens’ facility in Fredenbeck. Since 1 December, a residential community for out-of-hospital intensive care has been available at the site for the first time. The conversion of regular care and living space into an intensive care shared apartment was approved by the responsible authorities.
On an area of around 431 m^2, a modern residential community for people with intensive care needs is being built. Instead of the previous use with individual leases, a ten-year general lease agreement was concluded with Lebenszeit Niedersachsen GmbH. This creates the basis for a long-term secure and needs-based use of the property.
“With the conversion and the new general lease, we are creating the basis for the Fredenbeck location to continue to develop as a modern care campus in the long term. The new intensive care shared apartment complements the existing offer in a meaningful way and contributes to further improving the care situation in the region,” says Robin Pflüger, Investment Manager at AIF Capital Group.
The senior citizens’ facility in Fredenbeck was acquired by AIF Capital Group in 2022 for the AIF Fürsorge I fund. Since then, AIF Capital Group has been continuously working on the further development and strategic repositioning of the location. The intensive care flat share is run under the concept “Lebenswelt Fredenbeck” and operated by a nursing service from the Lebenszeit group.
“With the new intensive care residential community ‘Lebenszeit Fredenbeck’, we combine the security of highly qualified intensive care care with the atmosphere of a homely and familiar environment. The long-term lease gives us the opportunity to continuously develop the site together with the AIF Capital Group and to offer relatives and employees planning security,” explains Philip Siems, Managing Director of Lebenszeit Pflege Holding GmbH.
The facility offers more than 15,000 m^2 of space for 75 residential units with balcony or terrace. In addition, there are five shared flats, each with twelve comfort apartments, each with a shared kitchen and a lounge. The offer of the senior center is completed by twelve places for outpatient day care. In addition to sufficient parking spaces, the park café and a daycare center are also part of the facility’s offerings.
