The investment and asset manager ALÌTUS Capital Partners has sold two retail properties in Weißenfels and Halle (Saale) to an Anglo-Saxon family office. The purchase price was not disclosed.
The properties sold are the “Beuditz-Passage” shopping centre in Weißenfels and a fully let discount store in Halle (Saale). The Beuditz-Passage has around 3,900 m² of rental space on a plot of approx. 9,100 m² and offers a balanced mix of retail, services and 20 apartments. The location serves as a central local supply for the western part of Weißenfels and is characterized by a high pedestrian frequency. The property in Halle comprises around 1,000 m² of rental space on a plot of approx. 4,500 m².
The sale is part of the strategic portfolio management of ALÌTUS Capital Partners. Despite a challenging market environment, the company was able to successfully sell the two properties within about a year of acquisition through active asset management and targeted construction measures.
“The transaction underlines our active asset management approach. Through consistent optimisation measures and a forward-looking marketing strategy, we have succeeded in successfully repositioning the properties within a short period of time and using the right time to sell,” says Manfred Kronas, Managing Partner of ALÌTUS Capital Partners.
Waldemar Schulz, Managing Director of Cleev Real Estate GmbH, was involved in the transaction as an intermediary broker.
