On behalf of Deka Immobilien Investment GmbH, Areal Consulting GmbH (AREAL) is responsible for the tenant fit-out for E.ON in an office building at Landsberger Straße 84–90 in Munich. As part of the project, modern working environments are being created according to current New Work standards on a total area of around 20,000 m². AREAL acts as general planner and is responsible for all planning and construction supervision services.
The project was initiated in autumn 2025 with the first occupancy planning. After completion of the lease planning in February 2026, construction began in March 2026. Implementation will take place in two construction phases: around 5,000 m² are to be completed by December 2026, with the remaining areas of around 15,000 m² to follow by the end of 2027.
The focus of the planning is on the development of a flexible and future-proof working environment. The concept combines open-space areas with group and individual offices as well as project-related work areas. The aim is to enable different ways of working within a sensibly structured and functional area structure. In the course of the renovation, new ventilation systems will be installed throughout the building in order to improve air quality in the long term.
As part of the project, the structural and technical framework conditions will be adapted to the requirements of the new user. This also includes the conversion of individual sub-areas for future office use, which requires an appropriate fire protection concept. AREAL coordinates the coordination with fire protection experts as well as the planning and implementation of the technical building equipment. The management of the building services planners is carried out entirely by AREAL as part of the general planning.
